How To Use Hard Money And Be A Private Lender

Enjoy this week's episode about using hard money for flipping houses, lending money and qualifying property and borrowers  with special guest, Wendy Sweet.

Discussion Points:

  • Being a Lender can have the lowest risk (if done right) and the highest returns
  • Borrow money from the Lender's perspective
  • It is a myth that you can borrow hard money with no cash in the deal and no cash reserves in the bank
  • When buying investment properties always have 2 exit strategies
  • Good collateral and deals keep deals safe
  • Borrower qualifications should always include a full background check
  • Process for draws and funding as rehabs progress

3 People That Have Made An Impact On Wendy's Journey:

  • Larry Goins
  • Jason Medley
  • David Phelps

Rehabbing Success Tips:

  • Find great contractors and pay them fairly
  • Standardize your rehabs (same types of houses, finishes, etc)
  • Do not mix funds hoping to make up ground on rehabs

Enjoy this week's Investor Success Podcast, with special guest, David Phelps as we discuss how to prepare for coming changes to the real estate market cycle.

Discussion points:

  • All markets move in cycles including the stock market and real estate market
  • In 1980 when David did his first deal interest rates were 13.5% and he still could cash flow
  • Pre-2008 we had a strong economy, low unemployment and low national debt
  • Market cycled strong with government back loans which led to stated income loans, no doc loans and the sub-prime mortgage creation
  • Stocked dropped 40% in one week and the real estate market began to collapse
  • Today we have massive debt of nearly 20 Trillion, live on a fiat currency and no gold standard that allows the federal reserve to print as much money as they need while keeping interest rates artificially lower then ever before
  • Equity and cash flow positioning is now important again.  Do you want to invest in $200k - $300k houses that may rent for $1800 per month and hope they go up in value or invest in $100k houses that will continue to rent for $1200 per month?

Enjoy this week's Investor Success Podcast, with special guest, Buck Joffrey, as we discuss Investing in Real Assets To Hedge Inflation and Create True and Perpetual Wealth

"Invest in real assets to create real, lasting wealth"  - Buck Joffrey

 Discussion points:

  • Straight A's in high school, college and medical school were not enough prep for the real-life business Buck wanted to start
  • In 2008 he was burned out and got fired which was the turning point to great things to come as a serial entrepreneur
  • Buck decided to invest in multi-family apartment complexes for the following reasons:
    • Multiple doors = multiple rental income each month which hedges against 100% vacancy
    • Scalable - you can buy as many as you want
    • Value of investments based on Net Operating Income and Cap Rate which allows forced appreciation with higher rents and reduced costs
  • The sweet spot for investing in multi-family today is in the $1M - $4M valuation range
  • Real estate syndication works great for fractional ownership participation opportunities
  • Investing velocity is critical to success

In this week's Investor Success Podcast, with special guest, Larry Goins, we talk about investing in mobile homes on land.  Larry shares a specific strategy that nets him about $20k per deal with mobile homes.

Discussion Points:

  • Why you will want to invest in mobile homes
  • Mobile home buying criteria for location, price, size, features
  • How to analyze the deal:
    1. Start with market rent to determine what the mobile would rent for
    2. Work the price backwards using 9% interest, 20 years amortization and amount you can get for down payment from a buyer
    3. Example:  Market rent = $600 then you should be able to sell for $66,0000 (plus the $5k down-payment) and your buyers monthly payment will be $583.92
    4. If you want  your investment capital back then plan to sell the note with a 12 - 15% yield meaning you would sell your $59,900 note for approx $45k
    5. If your goal is to net a $20k Profit on your deal then you know you can pay $30k for the mobile home by selling the note for $45,000 and getting a $5,000 down payment from your buyer
  • Sell using a land contract rather then a deed so it is easier to take the mobile back in case of default using a notice of cancellation
  • How to find your mobile home deals
  • Questions from "Success Subscribers"
    1. How did you first start out as an Entrepreneur?
    2. How can we start to invest outside the area we live in?
    3. What is a book that had an impact on you?
    4. Who was an early mentor that helped you on your path to success?

  2. How Patti first started working with Section 8
  3. Shifting your investment criteria from median price to lower price homes with great returns
  4. Should you buy one house for $160k or 2 for $160k?  Using Section 8, both properties will rent for $1395 each
  5. Why smaller houses make fantastic Section 8 rentals with higher rents
  6. Marketing for Section 8 tenants
  7. Hedging for inflation with rental increases to Section 8
  8. What items to eliminate in your rentals to make your section 8 inspections easier
